Staying at Our Boutique Hotel in Manitou Springs, CO
At Avenue Hotel Bed and Breakfast, we strive to provide a vacation retreat near Colorado Springs with a warm, relaxing environment for all our guests to enjoy. For your stay at our inn to be as pleasant as possible, we have established the following policies:
Check-in: 4:00 PM – 6:00 PM. Check-out: 11:00 AM.
If you will be arriving after 6:00 PM, please let us know; a welcome letter will be waiting for your late arrival. Complimentary glass of wine or beer is served only during check-in hours 4 PM – 6 PM as restricted by our Colorado Alcohol Beverage Permit.
A charge of $25 per person per night for additional guests is added in rooms for more than 2 guests.
Preferred payment is cash or check. Credit cards accepted are Visa, Discover and MC. To hold a multi-night or a group reservation, a deposit of one night’s stay or more may be required. 11.03% state and local taxes is not included on the room rates.
Credit cards dividing payments, a $3.00 service fee will be charged per card defraying the cost of the credit card fees.
Cancellations: $20 fee is charged on all cancellations. This is a per room fee. Cancellations made 14 days or less prior to your reserved date, we charge you for one night if we are unable to make another reservation for that room.
When booking the B&B in its entirety, a deposit of $500 is required. If the booking is made 30 days prior to the arrival date and cancelled, the deposit is not refundable. If a booking for the entire B&B is made for a local event or holiday a 50% payment is required and non-refundable. Local events include graduations.
Children: Children must be over the age of 16 to be in rooms in the main house. Families with children under the age of 16 are accommodated in the Lower Carriage House. To pamper families in the Carriage House, we bring breakfast out to you in the Carriage House or out to the patio in the summer.
Parking: Our parking is free residential permit street parking behind the inn on Duclo. If you arrive early into Manitou Springs and park behind us, please make sure to come to the B&B and get a permit to avoid a ticket.
Duclo is a one-way street headed east. As you travel west on Manitou Avenue, drive past the bed and breakfast, to turn at the first left, Otoe Place. At the “T”, turn left on Duclo and proceed about 2 blocks.
Our parking is behind the inn on Duclo Avenue. Our parking is free but requires a permit tag, allowing you to park in the residential parking zone on Duclo. We will issue you a hang tag permit, at check-in, that you must hang on your auto’s rearview mirror for the duration of your stay. Return your hang tag at check-out.
Unreturned hang tags will result in a $30.00 charge to your credit card.
The front entrance has 30 stairs do not bring your luggage up the front; the back entrance is much easier. Manitou Avenue is paid parking.
Smoking: We are a flame-free establishment. There is NO smoking anywhere inside the inn because of our historic building and insurance. We do provide comfortable outside smoking areas with seating. We are a 420 property. Smoking is allowed on the patios and in the gardens. We do ask that you do not smoke at the entrances of the house. Candles and incense are also not permitted. A fee of $200 will be charged to your card if smoking is suspected in the rooms or if candles have been burned. We strictly hold to this charge if this policy is not respected!
Pets: Unfortunately, we are unable to accommodate your pets. We have our animals: the Westie is Zoie, the Scottie is Ziggy, and the calico cat is Rena, our queen. The animals love to meet and greet our guests; you cannot pet them enough. If you have allergies, please let us know; we try to keep Rena in our living quarters while you visit. The animals are not allowed in the guest rooms. Please do not feed them.
