About our Historic Inn in Manitou Springs, CO
The Avenue Hotel Bed and Breakfast provides lodging in Manitou Springs, Colorado and was built in 1886. This Queen Ann-style Victorian house was originally a two-story building that was run as a boarding house for roughly 50 years. In 1938, a third story was added. It was converted to an apartment building for some time. Formerly known as Gray’s Avenue Hotel, the establishment became a bed and breakfast in 1984 under the Gray family name. It was Manitou’s first bed and breakfast.
Antiques and local art create a warm and cozy setting. Our lifelong collection of antiques combined with updated decor create the distinctive atmosphere at Avenue Hotel Bed and Breakfast. Local art is hung throughout the hotel.
The three-story staircase in the middle of the house is the inn’s defining architectural feature. There are two spacious parlors in the main house, perfect for large families or groups. The massive Manitou green-stone fireplace is the focal point of our main parlor, mirrored by a large bay window overlooking the front lawn. The second parlor is equipped with a guest computer, an electric fireplace, large table for games and extra seating, and beautiful views of the library lawn and garden.
We are located in the heart of downtown Manitou Springs, a historic mountain town four miles outside of Colorado Springs and at the base of Pikes Peak. Our location provides you an ideal starting point for all of your sightseeing in the Pikes Peak region, Manitou Springs, and the Front Range. Owner, Head Innkeeper, Gwenn David
A Michigan native, Gwenn came to Colorado more than 45 years ago and started her first small business as a wallpaper hanger. For 33 years, she honed her skills in the construction, design, and interior remodeling industries, and was one of the most highly-sought wallpaper hangers in the area.
In December 2008, Gwenn was ready for a change. She, along with her husband Randy, officially became the owners of the Avenue Hotel Bed and Breakfast. Gwenn’s experience of having worked alongside Colorado Springs’ most skilled builders and designers was invaluable to the rejuvenation of the Avenue Hotel Bed and Breakfast.
Passionate about baking, Gwenn enjoys baking her popular chocolate chip cookies for her guests every afternoon. Breakfast is freshly made each morning, and often inspired by a family recipe. Gwenn is the author of two cookbooks, and is the owner of another local shop in Manitou Springs, The Whickerbill, a boutique of home decor and kitchen essentials.
Owner/ Innkeeper, Randy Hodges
A Colorado native, Randy was born on a 4,000-acre homestead east of Pueblo, CO. His family worked the land for three generations. After farm life ended, Randy relocated to Colorado Springs. For more than 20 years, he has worked for BW Systems and is well-respected in the industry as a systems engineer, project manager, and head estimator.
Randy still works his full-time job at BW Systems, assists at the bed and breakfast occasionally, and works at the family gift boutique, The Whickerbill. Randy is also in charge of the family honey business, Hodges Honey.

We are working to leave a smaller carbon footprint with the efforts from our staff and guests. We recycle paper, plastic, and glass. We provide recycle bins in guest rooms. Our Melaleuca cleaning products and our Caldrea laundry products are eco-friendly and easy on the body. We provide our organic shampoo, conditioner, and body wash in refillable shower pumps. All of our guestrooms have refillable soap pumps, eliminating single use plastic bottles.
We also provide a water coolers where you can refill your water bottle or cups rather than throwing away water bottles after each use. We saved over 2000 bottles a year from the landfill just from our small efforts. Join us!
