Policies at Avenue Hotel Bed and Breakfast in Manitou Springs

Our beautiful Manitou Springs vacation retreat strives to provide a warm, relaxing environment for you to enjoy.  We want your stay at the Avenue Hotel Bed and Breakfast to be as pleasant as possible. 

Check-in: is between 4:00 PM to 6:00 PM  Check-out: is 11:00 AM.   If you know you will arrive after 6:00 please let us know.   We will  leave a key and welcome letter for your late arrival. For rooms accommodating more than two persons, $20 per person, per night will be added. 

Payment by cash or check is preferred. We do accept MC, Visa, and Discover.  A deposit of one night's stay or more may be required to hold a multi- night or a group reservation. Rate does not include 11.3 % state and local taxes.

All divided payments on credit cards will be charged a $ 3.00 service fee  per card to help defray the cost of the credit card fees.

 Cancellations:  All cancellations are charged a $20  fee. For cancellations made 14 days or less prior to reserved date, we charge you for one night if we are unable to re-rent the room.

Children: We accept children over the age of 12 in the main house.The Lower Carriage House accommodates  children under the age of 12 this has the extra space and amenities they need.

 Parking:  Our parking, is street parking, on Duclo Avenue behind the Inn. Duclo is a one way street headed east. From westbound Manitou Avenue continue past the Inn to Otoe Place, the first left across from the town clock. Otoe dead ends at Duclo, turn left and we are on the left across from the school. We have ample parking on Duclo Avenue at the rear entrance. When school is not in session, both sides of the street and the school parking lot are available.  The school parking is available on  Friday & Saturday nights only during the school year August- May.  The front entrance on Manitou Avenue has a 3 hour limit; do not bring your luggage up those 32 stairs the back entrance is much easier. 

 Smoking: We are a non-smoking, flame free establishment. There is No Smoking anywhere inside the inn. Candles and incense are also not permitted. A fee of $200 will be charged to your card if found smoking in the rooms or candles burned. This is because of our historic building and insurance. We do provide a comfortable outside smoking area for those needing it. We strictly hold to this charge if this policy is not respected!

Pets:   Unfortunately we are unable to accommodate your pets. We love them and have our own animal pack: Ollie the Scottie, Zoey the Westie, Rena, the calico cat, the indoor/outdoor queen, and Duchess the kitten, all love attention and look forward to greeting and meeting you!
